If you’re considering buying land in Tennessee there are a few things to consider that may be unique to the area. Land on the plateaus can be inexpensive. This is due to several factors. The remoteness is the most obvious. Some of this property is hard to get to and the roads may or not be public. If not public then you’ll have to determine who maintains the access and is there an agreement or even an easement. With easements, it may or may not documented but rather historical. Meaning one land owner has always given access.

Another reason could be the terrain. Sloping is often not mentioned in the listings but this could be why the land is so cheap.

Flood plain. There is a lot of flood plains, especially in the eastern part of the state and it’s possible the land may be prone to flooding. Be sure to check the flood map.

In addition to flood plains the property may have trouble accepting a septic system since the land is sitting on the top of a mountain and there is very little soil. There are ways around this but it can be very expensive.

Electrical and utilities. Some land may require the local government to provide power or water to the location. If that isn’t possible then this could be why the land is so cheap.

If there is no utilities available then you’re going to have to put in a well and this will be added costs.

Beware of sink holes, land on top of old mines, mineral rights, the surrounding land, access from a main road, ie, is it land locked?

Buying land in Tennessee can be a roller coaster ride. It’s best to walk the land and find the markings that determine the lot lines. Sometimes this is available and sometimes not. Surveys can be helpful but if you need one before you purchase this can push back the closing.

Another thing to remember is that sellers are often no longer including the cost of your realtor in the price of their land. The price includes the seller paying for their agent but not paying your realtor. Be sure to discuss this with your realtor when you hire them to help you with your Tennessee land purchase.
